In a major step forward for affordable housing, Hall of Famer Alonzo Mourning, through his nonprofit, has partnered with the Housing Trust Group (HTG) to launch a new senior housing community in Bradenton. The $37.4 million development, called Astoria on 9th, is officially open and welcoming residents.
Inside Astoria on 9th
The property offers 120 apartments designed exclusively for seniors aged 55 and older, making it HTG’s first senior-focused community in Bradenton.
Units include one- and two-bedroom layouts ranging from 635 to 907 square feet.
Rents are income-based, ranging from $322 to $1,316 per month, depending on household earnings compared to the area’s median income.
Amenities & Lifestyle
Astoria on 9th was built to provide more than just a roof over residents’ heads—it’s designed for comfort, dignity, and community.
The five-story building includes a clubhouse, cyber café with catering kitchen and bar, fitness center, surface parking, and a dog park.
Supportive programs are also available, such as adult literacy training and help with tasks like grocery shopping, laundry, and housekeeping.
Its location near downtown Bradenton gives residents easy access to shops, supermarkets, churches, and other essentials.
How It Came Together
The project was funded through a combination of low-income housing tax credits, loans, state incentives, federal trust funds, and contributions from Manatee County, with AM Affordable Housing (Mourning’s nonprofit) and HTG leading development.
Mourning has long spoken about the importance of creating safe, affordable spaces for seniors, particularly those living on fixed incomes. Astoria on 9th addresses that need by offering high-quality housing at prices far below market averages.
Resident Information
Eligibility: Applicants must be 55+ and meet income guidelines, generally at or below 22%, 30%, or 60% of the Area Median Income.
Applications: Open now for income-qualified seniors. With rents significantly under market rates, units are expected to fill quickly.
Why This Project Stands Out
Demonstrates how public-private partnerships can create truly affordable housing.
Provides housing specifically for seniors at a time when demand is rising and options are shrinking.
Prioritizes quality of life, offering programs, amenities, and accessibility that go beyond basic shelter.
Final Word
Astoria on 9th is more than a housing development—it’s a model for addressing both the affordable housing crisis and the needs of an aging population. With Alonzo Mourning and HTG at the helm, seniors in Bradenton now have access to homes that provide not only affordability, but also dignity, support, and community.
